What is a Fit-Out? Or Refurbishment?
A “fit-out” is typically carried out before a new tenant or business take occupancy to an interior space in a commercial or industrial building.
Existing tenants or businesses can also carry out a fit-out of an existing interior space, typically this referred to as a “refurbishment”.
The processes for both are similar, taking the existing interior space and turning it into something that is specifically designed to suit the commercial operations of the business occupying the space.
This can involve installing ceilings, new floors, partitions, glass offices, cubicles, constructing walls, extensive painting, and plastering, all usually completed with new furnishings. In conjunction with this, often building services need to be altered or added onto (depending on what’s existing), such as, the electrical and LED lighting, data cabling (internet and phone lines), plumbing pipework (kitchenettes, lunchrooms, bathrooms), fire services (sprinler heads, smoke, and heat detectors) and the HVAC system.

What is a ‘Make Good’?
The term ‘make good’ is used to describe the process that a commercial interior space goes through when restored back to the base building structure. A make good usually involves the removal of all the fit-out items, including all the walls, floors, offices, and any services related to the fit out, HVAC, plumbing, electrical, and data towers. The space is ‘made good’ ready for the new incoming tenant or space to be leased.
